Mike,Fannie/Freddie have a simple rule (10) mortgage loans "On credit" period. 

The 6 month protection period seems to extend whatever agreement duration another 6 months, and 6 months alone almost seems like too much.

I’m fine waiting out the redemption period before taking possession but I don’t want to tie up funds if I’m not going to get the property in 6 months.

@Crane Xu, some lenders have a seasoning period, where you need to own a property 6 or 12 months to refi.

Investing in Frisco is very tricky Period.

If they are so certain that the ROI will be higher than the guaranteed 10% after the 1st year, why are they not guaranteeing for a longer period?
