I've progressed from owning fixer upper duplexes in the north end of Winnipeg where I would do the renos myself late into the night; to purchasing large apartment buildings to acquiring properties in 13 different cities across Canada and the United States. to now buying office buildings and institutional-grade grocery-anchored retail centers leased to national tenants and publicly traded companies like Walmart, Safeway, and Loblaws.Before 27, I achieved lean FIRE, all thanks to the inspiration and fundamental concepts from the BP podcast and the incredible people I've met along the way in this entrepreneurial journey by betting on myself, committing to lifelong learning, and nurturing an insatiable curiosity.If someone like me, who barely made it through high school and would be considered "unlikely to succeed" by my peers, can do it, so can anyone reading this.

There is time to travel and view properties and interview people. 

I've had multiple scammers and people committing identity fraud in Zillow but I have also found wonderful tenants so just screen well and if anything seems fishy then it most likely is! 

I know some people are against buying properties that won't have a positive cash flow, but I'm comfortable with it because it is a long-term investment for me.

This trend suggests a growing rental market as more people are unable to afford buying homes under current economic conditions.while the housing market may face challenges, the rental market will likely expand as an alternative for those priced out of buying homes.

Mostly just people looking for handouts so they don't have to work.

Not a lot of people out there that have a lot of experience with it.Other than a small Duplex here and there in say Trinidad, maybe Brookland occasionally, youll mostly be limited to East of the River (EOTR) at your price point.

Real estate investing, in very simple terms, follows this basic formula:Income - Expenses = ProfitIf you own a single-family home and the rent income covers all the expenses and leaves you with $200 profit each month, that's called your "cash flow" and the property is a good investment.

It's been forever since I read it, but one of its basic premises is to stay focused on your goal - daily -  and you will eventually achieve it.
