This is not my area of expertise but one thing to consider is many balloon payments are coming due on commercial loans made at the 2007 peak of many markets.

We opted for the reglaze because of the cost and speed over retiling the shower.

That's not a bad thing if you buy at the downturn, but it's not a desirable position to be in if you buy at the peak.  

The recent annual study by the Joint Center for Housing Studies at Harvard mentions that single family has now reached 2007 peak prices nationally, though some markets are still below previous peaks.  

The other reason I was looking to avoid the bank initially is bc of the speed of private money over a bank.

I will let others chime in that are more up to speed on landlord issues like this.however I can certainly say if that was my tenant and I confirmed that the dogs were left in the heat with no water.. were chained up or abused in any way..
