I have been airbnb’ing it less than 120 days which was helping me to work/ travel a portion of the year outside of LA -  not worrying about the paying both rent and mortgage at the same time.

I'm hearing stuff like you have to pay relocation costs based on # of years they have lived there or some expenses I think are absolutely crazy.

Also a huge benefit is you can get a non recourse loan and not have to pay UBIT tax on the profits made with the leverage.

Essentially my idea would be to sell 1/2 my interest, pay off the existing loan, and be "partners" with this person as long as there is a defined exit strategy. 

The tax bill may have gone up $700 per month, BUT if the next tax bill is due in just several months you need to make up MORE than $700/month before that time is up to pay it.

My worry is that it is almost end of the month and he still didnt do anything at all on the project.What are my options if he comes on May 1st and tells that he has no money or that he will pay in installments?

Im trying to save more money, and pay down credit cards, Does anyone have any Ideas on how to obtain financing and where to start with building process should i obtain financing!

In addition, you get mortgage pay down (the portion of the mortgage that goes to equity pay down) and tax benefits. versus if you rent, you rent is not fixed and will rise.  

Has anyone ever tried to register their Real Estate Business with the SDVOSBC on the SAM website for federal government bids on contracts?
