All the smaller parcels have been bought by out of state buyers at double their actual value (and most of it that I've heard of was site unseen.)I'm working on a park right now.

Personally, I think Brevard is one of the best spots in WNC and personally I don't think we will see the limitations like we do in Asheville, but obviously, this needs to be considered for anyone wanting to invest here.

Listing: Large modern and updated 2 bedroom, 2.5 bathroom, multi floor (2nd and 3rd floor of building) unit that is just a short walk to shops, restaurants, parks and train station.

I'm under contract to buy a 41 unit park owned MHP in New Mexico. 

I think 6 weeks will be the sweet spot, that I can recover and refresh, and will also allow me to get to know my new city and make some connections- That vacation will NOT be funded by my profits, but rather from savings already set aside for that purpose- If I don't take an extended break, It probably wouldn't be wise to pay off my car either, and I can apply that extra 20K to my next deal and use it to generate more profit.

This type of minor violations usually won't be enforced unless it be comes a nuisance (too much noise, obnoxious behavior, illegal parking, etc.)

I found my own investing sweet spot by investing passively as a limited partner in a syndicate where I get all of the benefits of real estate investing (cashflow offset by depreciation, leverage, appreciation, long term capital gains, ability to 1031) and in addition I get to leverage a professional team. 

For either city I am open to long term rentals but would prefer if one unit could be used as a short term rental so that during my visits I can used it myself.Neighborhoods to consider for STR in Chicago Proper- Just about anywhere North of 290 except maybe Austin and West Garfield Park; Some good targets south of 290- Lower West Side; Bronzeville/Oakland; Bridgeport; Woodlawn (Near the University); Hyde Park (Needle in a Haystack); Kenwood (Needle in a Haystack); Grand Boulevard
