It was a total pain to get the letters formatted correctly, took me hours, but it's worth it to get a system in place that's cheaper than the other options out there.

But I think if shes been this much of a pain already then I would just try to null the lease and start with some new tenant prospects.

Keep in mind it was nothing painful just gets frustrating when the old piping doesn't fit and you have to make 5 trips to home depot. 

The 5 day wait is a big pain IMO.Is this normal?

I don't like to be the bearer of bad news, but both of these scenarios are not good.Zoning changes are painful, and there are typically minimum area size restrictions - such as 5 acres - in order to achieve this.  

Here are my thoughts for what it's worth:Living in a place while rehabbing it:-It was a pain in the butt living in a house that is under construction.
