I would just collect some extra security deposit, add them to the lease(if kid is over 18) and make sure they understand they are all responsible for the rent and that an eviction will go on all of their records if they default.

And yes I've seller financed RE too via traditional Note and Mortgage (security deed).But I sell on land contract / contract for deed (the same) as well when:- deal price is so low that the closing costs ($2-3k) is an unfair expense for the buyer to pull out of pocket

I'm in NY and insurance companies licensed to operate in NY may not be licensed where you are.Also, I own rentals and engaged in several other businesses, and it's best to know and use an experienced insurance broker in your area, preferably a local one.I once bought a business for someone who had his business in an S Corp., didn't realized when his business get sued, lawyers normally sue the entity and the owner personally as well.

I have TDY orders to do training at another base for 13 months I contacted my landlord and advised them of the TDY they stated I would be responsible for the remainder of the lease which is about 3 months and I would lose my security deposit...I was wanting to know would I be able to use SCRA to help me?

It will be vacant during the rehab obviously and the work will begin up to 2 weeks after I get the keys.Do you all recommend security monitoring of some sort?
