You are right about the screening though, I did do an online screening that looked good but didn't call her boss to confirm annual salary and there was no old landlord info as she lived with a friend who had gone on business.

They should have no problem sharing the original application with certain information retracted (date of birth, social, driver's license, etc.)I use a screening score sheet.

Run your cash flow numbers over the next few years and see how long it takes you to hit 20% in equity (don't forget transaction costs), and there is your target date for the refinance.A 4-plex is considered a residential loan vs. a commercial loan for your 40-unit, which are structured very different and won't have as many low/no money down options.Sounds like a great opportunity!

Some of things I consider besides the analytic part is the number rentals available, rental comps, number of house for sale and date of availability.I've been looking daily and I'm having a really hard time deciding where, I wonder if people do end up with a duplex in every state, lol.

Looking at a house in my local Sheriff sale foreclosure auction.There are 3 other adults listed on the mortgage as intervenors, looks like 2 sons and a daughter or daughter in law.I believe they are each declaring bankruptcy one by one to extend the foreclosure date.

Which is totally crazy to ask of your tenants, I think.The only con may be that lots of online rent payment platforms have crazy high fees (one of my tenants used to pay a $22 processing fee to his old apartment), but there are plenty of options that are free or otherwise affordable.Right now I use Roof, which costs $2/transaction.
