I have been researching this site for a few days now and I want to start looking for deals on residential mulitfamilies.For my benefit and the benifit of the rest of us noobies (and veterans), I am asking that everyone try to post how they find great deals on homes/rentals etc.These can be:WebsitesReferalsClubsForeclosures etc etc....any way people find great, cheap properties.

They may want it faxed only but insist for them to revieve your package as well....Why....Because it will Stand out over the rest.

The rest of the house doesn't look that bad.

My investors are about a 50% split when they are purchasing properties. 50% are buying with cash/credit lines and 50% are buying with mortgages at 80-90% of the LTV and either putting the remainder of the cash down themselves of asking the seller, if possible, to carry the rest back.Derek

They buy $100 million in facevalue of loans, refi most, foreclose the rest,and then resell the performing notes in bundlesof $100 million to the Fannie Mae market.Don't know of any onesies or twosies done this way.

And it is a terrible thing that the few bad seeds ruin it for the rest of the people that are good because after being burnt so many times you juswt get to where you don't want to help or be nice to anyone anymore and that is really sad.
