I have off shore investors … the only issue I had was my bank wanted to check the patriot act box.when I was getting multi million dollar wires into my accounts.. they wanted to make sure it was clean money.to that end my investors came to the us and we had a meeting with my bankers.. going direct to your attorneys trust account could work.. but the funds I brought in went into my account.

There can by good deals, but the competition is high now.And, when looking to purchase, it’s always a good idea to check with the city for water/past liens.I won a property at auction that had over 3,000 dollars in past water liens that didn’t show up in the search because it was rural and Was never sent in.

Your management cost seems a bit too high you can probably find someone to do it for around 5% in the Bay Area, your repairs budget is decent as a percentage but comes out high as a dollar value, Vacancy of 5% is also a tad high for the bay area.

So, recently I was prequalified for (x) amount of dollars through a mortgage broker - it is solely based off of my debt-to-income, but I am using "gifted funds" from my fiancee for part of my downpayment/closing costs.
