Due to the double close nature of our transactions, yes we do require our investors to pay a closing cost reimbursement for the closing costs that we incur to acquire the property on their behalf.

.- Floating rates so I guess rates would go down as FED cuts the rate2> Mortgage on property- Lender says if it is LLC, then it is prime plus 2.5% = 8.5% as of today- Lawyers & lender fees to be added- COST ADDER- Survey and appraisal to be added- COST ADDER- insurance, property taxes on property required etc to be maintained etcPer my discussion, it looks like LINE OF CREDIT based on stock is easy and cost effective.

But I've also been down to COH and discovered there's a catch: the "4-plex --> duplex" plan above would require us to completely replace the shared wall between the two dwellings with a firewall.

Open query to any IN attorneys reading this forum...How likely do you think the IN courts would be to strike down an agreement signed between the landlord and tenant stating that the tenant has no right to posses or occupy the property unless rent is paid in a timely manner, and that failure to pay waives any and all rights and protections granted by state, local or other law and grants the landlord the right to forcibly access the residence and remove the contents to a place off the premises, without requiring a formal eviction?
