The 3 main reasons I would like to remove them are: their rent is way below fair market, they are very filthy/hoarders, and I want to renovate the entire property.

Bob I have had a issue with floating floors being placed under the cabinets before, if they get wet by any means it going to cause a lot of future problems. so its better in my option to cut around the cabinets especially considering there are water lines in the sink cabinet, so exposure to water at some point is likely. although if it is tile I always place it beneath cabinets and vanities so for the simplicity of changing them out should a tenants destroy them or the dog eats the cabinet/vanity which actually recently happen, the only issue your going run into when you cut around the cabinets is if you need to replace it for any reason the cabinets are never the exact some size so thats why I prefer to use tile in any areas that would have cabinetry. hope this hopes and best of luck!

These people are often buying site unseen.Now if you are someone buying say 1 to 4 properties a year, and need a lot of hand holding through the process...in this instance it is just not a reasonable expectation to have multiple agents that want to work with you.

Many people will have different reasons for buying or Not buying a condo as an investment property, my reason is I have a day job that I won't be leaving so this allows me to invest in RE without having to deal with the complexities of Single family properties, the HOA takes care of all the exterior issues, I cover the interior issues.

You would need to tighten up your numbers as the $50-100k rehab is a huge spread.if the person wants $300k and you're offering $127.5k max, that would be a tough sell and one reason why wholesaling is so hard.

When I told him that they were under contract with me and had been for several weeks he said this was the first he had heard.The reason being he had not heard anything is this woman has entered a contract with me because she is a foster parent and is hoping to foster more children at my residence she currently fosters 4 and wants to move up to 6 foster kids.
