The fair housing rules state you cant discriminate based on income source...... so not sure what your actual concerns are... perhaps if you articulate them folks here can help you more. 

I'm wondering if you experienced folks here could share your thoughts on why one would or wouldn't want default properties on dealmachine. 

Should I get my own builder's risk policy if I am going to hire out folks who do not have their own insurance?

Just remember that most of the folks on this board are selling you something.

I have found 99% of folks involved in this business are more than willing to help and share what they know sometimes they just want to feel you out a bit and be sure they are not wasting their time. 

Just make sure you speak to a handful of different folks.

Id talk to the folks down at the auction and look at the FAQ section of the website if you're concerned all omake sure that you do a title search on the property to make sure you're not inheriting any issues

I am scheduling a webinar to learn more about the site in question (RealAuction.com) but I wanted to ask a community of experienced folk a couple questions in hopes to understand a little better.

Don't mean to be discouraging but expectations must meet reality.As an 40 year plus investor, my approach is to not chase "deals" but rather pay a fair price a market price for GOOD PROPERTIES IN APPRECIATING LOCATIONS and let time and or Value Add lead to good returns.I understand other folks have different opinions.
