I have been a part of four deals now where we used construction financing in Berwyn, Cicero and last time on the north side in Irving Park.

Does anyone have any advice on how to propose seller financing, assumption, or subject to when I go view the properties tomorrow ?

There are some edge-cases where you can get in with creative financing but in this metro-area spring market you'd be better served to take a conventional route in regards to your time spent hunting for a deal.
