.#1 reason I require good work history(stability)..example 1..collected all monies from enforced garnishment(paid thru employer)example 2..tenant payed outstanding balance before garnishment enforced bank notified, tenant called and processed direct pay...Of course most times, I never pursue unless balance $500+

It is MUCH easier to get a loan with a salary than being self employed (most of the positions you listed are) plus you will need 2 years of history in the industry to get conventional financing.

In either case, I'd expect them to want you to have "skin in the game" with a reasonable sized down payment (in addition to their points and interest).If you're talking about getting conventional financing to an LLC, you're going to find that next to impossible unless the LLC itself has good credit history.

We're using a shared google doc and spreadsheet to manage our small number of contacts right now, but it's clear that the more we do business this won't work for much longer, although it is convenient to have the Drive app on my phone to just click and call the phone numbers or click and email.I'm looking for a gmail integrated CRM to give me a list of tasks that comes to my inbox every morning or something like that.
