The place is in pretty good shape, but looks like complete crap from the outside due to peeling paint and weeds poking through concrete. 

Slightly more risky IMO but with the guaranty of occupying at least the residential units & my desire to open up another small business this year, I cannot resist.

My guess is you will start to see some resistance by other Investors in the market, prices will stabilize or start a slight decline and then it's up to the Micro Economics to determine if the "Hot Zones" will continue on or if the population makes a shift towards non-oil markets.

I've read that PEXa is even more resistant to bursting.

Appraising is an art and a science, you can't paint a master piece with a paint by numbers set.

Both bathrooms need a total rehab, kitchen floor redone and the whole place painted.  

I have a rental I would like to sell but I need to paint the exterior of it to get top dollar.I will be waiting until springtime to paint & then list.

I will need a little break in the weather so I can do some outdoor painting though.  

You can also paint them depending on the condition they are in. 

The first person seen it of course took it, even offered to go in and clean it up, and do painting at their cost.I show the Banks even with just my income plus the rentals, and the possibility of 3 more.
