Not in any way, shape or form trying to be negative but STRs in Nashville have been the most highly contested issue in the history of the Metro council and as a result the red tape stretches for many miles.

So my area would span a 50 mile radius, from thousand oaks to san bernardino/riverside to orange county.I'd be willing to increase that distance a bit to find deals though.Where are CA outliers located?

If it's 4 units or less, appraisers will use recent nearby comps (similar properties sold in the past 1-6 months, within 1 mile if possible) to determine the current appraised value, similar to a single family home.

It was much more enjoyable than driving 25 miles each way to deal with all that nonsense and I vowed to never work for anyone but me ever again. 

I dug into the numbers, and my plan is to build equity in a high cap rate, high rent market like LA for most of the next decade, then sell those assets for cashflowing properties in the Southeast or Midwest.

Take a look at city and county regulations sometimes they require a property manager if you're more than x number of miles away.
