If your problem tenants continue to get notices, but the notices are essentially the same, then they're obviously not taking them seriously.Another method I have heard of but have not had to implement myself yet is essentially paying them to move.

You'll need to track the amount that is still deductible as personal interest vs the amount that is deductible against rentl income and any amount that might have been deemed as personal and not deductible at all.Make sure you've got an excellent tracking method so you can prove your deductions to the IRS in the event they come knocking.
