@Aida Rivera I ended up waiting for the wholesaler's assistant to meet me at the house that same day and was able to walk through and check it out.

I just did a 1 bed duplex apartment for $858 materials and labor with the products I mentioned above.

I have never banked on appreciation for an investment and that might be a product of my market.

I wouldn't worry much about the discount, I've bought and sold plenty of houses from other investors where there was real meat left on the bone.I'm almost all flips now and if I had one like this I'd prob pass it on before throwing good people out of a house they love just to make a few bucks.

If the area is desirable, people should be lining up to rent your unit and this thing should be taking care of itself depending on the product itself and the lease structure you have set up.
