Funny that's the 2nd time I heard someone say they would literally give a property away and actually mean it.

We have interviewed literally over 100 banks to find the few that work well for us.Once you establish that relationship and start doing a few deals, even years into the relationship, be prepared for the bank leadership to shift gears and all of the sudden not do loans like you are doing and your financing goes away overnight.As such, always have multiple lenders because they may walk away at any minute. 

I have sent hundreds of letters with literally barely even 10 responses.

I wound up selling it for $245K but it literally saved my butt.

Even though that's the standard for the market as a whole, it can literally vary from block to block.

@Ron Rohrssen your process is expensive, time-consuming, and no more safe than cloud storage while providing significantly less benefit.Storing in the cloud literally takes a couple minutes, even by people in rural America.
