Without knowing your market average rents for that type of space are $15 - $18 a foot so 5000x$15 = $75k a year- expenses of  $20k NOI $55k CAP rate for a property like this is usually 8% so value would be $55k/8%= $687,500 10 CAP would be $550k These are rough numbers based on averages I see in most markets.
