I was drawn to Indy for its growth potential, affordable housing, and relatively high rents (and high demand).

I am closing on a house and family member of the owner is living there, who has no lease, or should be in the house once I close.

I've purchased an old house (built in 1937) in August 2021.

However, I have a daughter at CU Boulder and it would be easy to check on the STR/MTR house while visiting.   

My current rent is $2875, but similar less-upgraded units in my community are listed for $3100.For context, this is a town house in Northern VA and my tenant has been great for the past two years.

People are running their entire house from solar and selling back the excess to the electric company. 

If you want to paint them, hire a pro and pay them a reasonable rate- it's usually at least $3K to do it right, or just leave them. 

The house was listed as a 2 bed 1 bath with 1150 square feet.

The applicant had this RE agent fill out my automated application on the web and did a terrible job of it leaving it amazingly incomplete with a bunch of "N/As" just to try and rush this applicant through.I waited for 48 hours and reposted.
