I've seen some courses online for over $1000 that look shady.

I have been looking at out of state investing and I would love to get your input on that and also how would you go about finding leads when you do not live in that particular state?

Quickbooks has an Online version or a Desktop version that can be installed on your computer.Do you need an accounting software to flip houses?

Owner had to do a lead cleanup a couple years ago b/c of CMHA, and it was professionally remediated.

Leads me to believe they are holding out for full price. 

My experience in Chicago, which is obviously a primary market, would lead me to believe that there are simply more agents who know what they are doing in a large metro area. 

Which leads me to my goals in REI - the end goal is to build a rental portfolio that will provide enough income to allow me to quit my job, but I'm not in a place financially just yet to start that.

I'd work out some kind of compensation plan before you start sending them leads. 

My current real estate goals include connecting with local investors, providing value to others in any way I can, while continuing to learn my local market and more about real estate investing in general.If I’m not currently out physically looking at real estate Monday – Wednesday in or around Columbus; then I’m searching for it online, or reading about it.

How am I supposed to get any leads when all these other folks have experience and so many other advantages they can bring to the table?'
