I figured out a way to only tear off 1/3 of the roof and according to my Archetect / Engineer it made total sense .. so i estimate my rehab with land scapimg to be around $40k .. ( landscaping was not included before .. so even if im off by a couple few thousand dollars say it costs $50k .. that is still only $85k .. if we sell quickly at $130 then we ( my partner gets 50%) would split around $45k ..
