(great)  Well according to landlord tenant laws they are still supposed to get a 30 day written notice so now that its mine I will have to give them written notice.

If you can wholesale much better. most like if in bad condition low ball the hell outta guy.. if hes a bad landlord or just plain lazy he would sell unless he has sentimental values.

So what landlords do is raise the rent far beyond what Section 8 is willing to pay AND beyond what someone who qualifies for Section 8 can afford to make up the difference.

More and more listings are coming on the market every day, for two reasons: 1) sellers who bought before the crash have now seen some good appreciation and are able to sell for a small gain 2) older long time landlords are ready to retire and are looking to cash in on the high demand for this property class right now. 

I recently met a landlord who is looking to liquidate the townhouses he owns for health reasons.

I’m curious as to what other landlords position is on mailboxes and mailbox posts when they are damaged from cars hitting them, very possibly not the tenants fault as it is often a car driving by that hits it or backs into it.
