Multi unit is probably more profitable, but in my experience dealing some of the large item repairs in older buildings, at times is discouraging.

Class A properties would be more vulnerable during a downturn, with no ability to add value, and no reserves built up (from renovated units and increased rents prior to a downturn)- picking the right location - in a downturn, those demographics should go a fair ways towards protecting against losses, or at least significant ones.

Because this is my biggest project to date, I am hoping someone with more experience can review my plan on this building and let me know what you would do differently - mostly with to rehab or not to rehab before tenants.We are replacing some needed items for sure -roof, some HVAC, windows and other mechanicals.
