May be once a year the cashflow is negative do to some mainte repair but it is consistently positive.

That property also consistently has high occupancy and fills up pretty quickly when we do have a vacant unit.These are all long term holds.

There are a few platforms you can use to find a prospective roommate - Roomiapp, zumper, roomster, spareroom, etc.People don't typically list room rentals on MLS in my market of Queens, Brooklyn, and Long Island although I'm sure you can find a RE Agent to help fill your vacancy.Best of luck to you moving forward!

Right now I am on Long Island, NY and finding home with positive cash flow is pretty hard.

It's not insane at all, but you definitely need to have someone who can help with emergencies, preferably a cleaner and understand it will be quite a bit of work compared to normal rentals and the times you'll need to work aren't ideal or consistent.
