So I secured a meeting with a seller today (my first)...  I spent a long time last night running the numbers.... again and again and again to make sure they were accurate....  so OF COURSE... I had questions.... lolI ...

the podcasts with Ben Griese (Podcast 91) and Nasar El-Arabi (Podcast 116) .. nothing but inspiration.. got me looking up pre/foreclosures, county records and driving for dollars the past couple of days..

Its very inspiring to see someone of your age looking to get into real estate.I think at this point you should speak with some investors and try to build a rapport. 

You don't know how many times I've searched through the podcasts looking for a female guest to gain a different perspective and a little extra inspiration.
