My advice, ask other agents, call up other brokerages, go to business mixers and inform yourself of the industry, use glassdoor for reviews on the brokerage firm.

(Keep it simple and easy to read and consider a Hybrid incentive for the seller)Now I don't want to go against the advice of “The Millionaire Real Estate Investor” by Gary Keller, who recommends this approach to build your success network (p. 166).My only credentials is the many years buying, selling, developing and auctioning real estate.It is funny when I think back of how many times I have changed those in the industry who have settled properties or represented me as an investor.

LOL.in our forms in CA OR WA it clearly state liquidated damages are limited to the EM.However this is why wholesaling for those that can't close is such a stain on the industry.. you have this guy thinking shoot I will just put up 100 bucks if I can't close no sweat its just 100 bucks.. totally the wrong thing to be doing... and I am glad that states are finally seeing this and starting to enforce the selling RE without a license rules that have been on the books for ever..

However, if that area is being passed over for other more progressive and upwardly mobile (pun intended) areas I'd proceed with extreme caution unless you want to end up being a slum lord.There's an age old adage in this industry, "The higher the rent the lower the value of the home goes".
