Another issue, if you know, has the owner pay the gc in Full for the work contracted by the GC?

The financing issues now: Firstly I have decent credit: 708, 703, 685.

The issue we have is the house is right next to a busy street.

I think it was caused by some run-off issues with water.The bottom line is I need to get it fixed.  

The rents are so far below market it won't be an issue to add 50/mo immediately.
