Why don't you put together a small database or list of 4 plexes in the area that you're looking to purchase in and just hit all the off-market owners hard.

Granted I know you are not hitting specific target homes but what if your piece went to every home on multiple blocks in target area and it hits some target homes but also hits homes that open channels to target homes.

Since I just got my hands on expired listings, I have put all the addresses together on my pad and will hit the streets in a couple of days, but I'd like to know if there's a software (free) I can use to put all these addresses (gps) and auto arrange all the addresses by distance so I can drive from point a, to point b, to point c, etc.

The payment date is now determined by your date of birth as in the actual day. 1-10,11-20 and 21-30...I cannot imagine mailing out all of those checks to hit the mailbox on the 3rd!

as a realtor i would not recommend zillow, realtor.com or trulia since they are rarely accurate and by the time you see the listing, it will already have multiple offers. go ahead and drive around neighborhoods that you see potential and talk to owners that are looking for a way out. also, find a realtor in your area ( they are free to buyers) because we know of listings before they hit the market which would give you an advantage!
