Philadelphia Real Estate Flipping and Wholesaling, Remote Rehabbing

Hi All,

Recently joined BP and am looking to do some investing in Philadelphia. Have already done a couple of wholesales from the Sheriff Sale, but I'm now looking for properties for which there are multiple exit strategies (i.e. primarily to flip with the possibility of renting for a few years for cash flow and appreciation). Any tips on good areas to target for this strategy?

Also, I am from Long Island, New York and will be trying to make trips down to Philly probably once a week. Anyone else in this type of situation have tips for remote rehabbing/renting and finding deals?

Any advice is appreciated, and I would love to connect with anyone interested in doing business together. Thanks.
