If tenants pay heat and/or water it’s swings the numbers.

Folks cash out before they get their butt in a sling with late taxes high heating bills and holding costs .

Lets say I have to spend 20k to redo roof and heating on top of that in an absolute worst case scenario and I'm only up 20k IRR my first year.

I should take a little heat for the unconventional stance.

Both units have radiant heat ceiling panels, as well as several baseboard heaters in the front rooms.

Note, I pay electric and heat/hot water in this building which averages $405 p/month.

Expenses: RE Tax $6,019.04; Water/Sewer $1,767.39; Heating Oil $6,792.36; House Electric $819.22; Rubbish $1,200.00; Mow/Plow $1,200.00 = $17,798.01.

Luckily I was able to get it touched up with a heat gun as it was only scratched on the top clear layer that goes over the color. 

I include all taxes, insurance, property management fees (I don’t self manage), repairs/maintenance, capital expenditures will need to be saved along the way (all roofs 5 years old or less, all ac/heating works fine, foundations are good).
