People will stop producing and doing work if it doesn't serve their needs at the time.

I financed a steel fabrication business where we produced metal enclosures for the telecommunications industry, thos small metalboxes you see on telephone lines, terminal boxes you might have noticed in neighborhoods that the phone company uses.

(TO BE SUCCESSFUL) is the keywords.You will see many trainers say look at new agent (Sally Smith) in recruiting she is a MILLION DOLLAR PRODUCER.What they don't tell you and the public is that is in sales price volume.If you take 1 million in sales times 3% you have just made 30,000 gross commission for the year.You being a new agent you will most likely be on say a 50/50 or 60/40 split with the brokerage.So now your commission before taxes and expenses is 15,000 to 20,000 if you are lucky.Then take away wear and tear on the car and gas ,properties you spent advertising on that didn't sell,thousands spent on licensing fees and other items and now the Million Dollar Producer is below the poverty level !!

Troy, thanks for sharing--great stuff here.For iPhone I use LoopNet which has the most commercial listings.I also use Property Evaluator Pro which lets you enter financial info and produces and emails nice reports and pro formas.

Values verses rents can produce upwards of 20% on a cash return and that includes having a management company in place.

I agree and have told the agent to produce or I will have to advise my buyer to continue looking.

Why not save all that money and either buy and rehab yourself or deal with a company that can produce what you want without all the middle men taking a cut?
