However, since they will be living under the same address, I’m not sure how much of a discount we will need to give to get the unit filled, if any.We are in an area that should continue to appreciate based on Atlanta growing and the surrounding areas investing a lot of money in infrastructure.

The trust and the LLC are the owner of the asset/real estate, so even in the scenario that they guess, they guess wrong.Now of course, when you're just starting out, it may not be ideal to abide by all these pillars of asset protection because they do cost some money to put in place, but as your real estate portfolio grows, the value of these principles goes through the roof.

@Jay Hinrichs @Steve Vaughan Looks like there's a lot of reasonable and good thinking here, but I think it's easy to oversimplify protecting yourself legally, especially if you start small and grow.
