If an investor wants passive ownership, TK investing is not an option.Another major point here is one ( syndication's) investor must be accredited this cuts many investors out.TK on the other hand 25k and decent credit and a desire to own a rental and your in the game.. of course there are pro's and cons as everyone has discussed.. 

They just don't want to do the work themselves.All that being said, when you are competing for deals, it is often a numbers game.

They have more skin in the game then you do.Make sure you get clear title.

The seller financing option could work, but keep in mind that if you put 0% down (no skin in the game), what message are you signaling to the seller?

Don’t get me wrong, a lot of people win and do well playing the appreciation game but it is my opinion that we are at or near the top of the market so I personally wouldn’t gamble on continued appreciation for the win.

Once I'm in the REI game, I realize I will be on the hook for God knows what kind of repairs/costs that REI brings.
