I have had quiet the time still finding qualified painters that weren't going for $3 to $4/square foot (15k to 17k on 5000 home) While I keep ending up doing all the work myself (and all the fun permits to go with half of them), it would be nice to find a few painters that ...1.

Must've blown them out with gusto.Our grossest story, though, is having to write a letter to a tenant asking him to stop vomiting out of his front door each morning, we were getting neighbor complaints.Or finding a bedroom that had dried out dog poo all over it - a 10x10 foot litter box.

They described how horrible it became watching the families they shared the buildings with, filling kiddie pools, having water balloon fights and hearing their water run non-stop for bathes and showers.Their neighbors had no incentive to keep the water bill down because they always had some poor stooge, working long hours, never around, who had to foot their bill.And believe me at least one of them tried to reason with the nitwit landlord... but to no avail.

@Trevor K.I'd actually disagree its a joist issue and say it's probably a footing issue if it's over a crawl$1-5K seems very light to me fix.

In other words, you can shoot yourself in the foot and in some cases be liable for bad decisions.Insurance is another world too, you'll need to understand any perils that may effect you and ensure your tenant is properly insured.All depends on the size and scope of what you're saying when you say "commercial". :)

Got a call from Market Leader which strikes me as a bit pricey (one high end local zip code quoted @ $52/lead/mo., they'll guarantee 11/mo. for a total of $621/mo. including a required fee for CRM). 6-month minimum means a fairly significant cost for what amounts to an experiment.Hoping to shed some light with your help on the likelihood of success with this source.
