The biggest draw for 95 percent of the rentals in this area is they are very neglected by out of state investors and most fell into repos and house middle lower income tenants.these are 1200 sq foot 2 bedroom apartments.

I've painted a 3,000 square foot home in MD that way very inexpensively.

-As I mentioned, its actually a condo unit, someone took a 1920's 4,000 sq foot tudor and split it right down the middle into 2 condo units.

The cool thing is you already have your foot in the door in this business, building your own portfolio will just take planning and commitment.

We just finished a deep retrofit of a ~100yr-old, 1600 sq foot duplex that involved moving a few walls and some structural work.
