The biggest draw for 95 percent of the rentals in this area is they are very neglected by out of state investors and most fell into repos and house middle lower income tenants.these are 1200 sq foot 2 bedroom apartments.

But unless you look at specific properties that you know he bought that are junk (small 2 foot wide parcels, odd shaped landlocked parcels, etc.) to see if he paid the taxes this year, then you won't know for a few years until you see if they pop up at future deed auction.If the counties find that the "super bidders" do not pay taxes on the junk parcels, then they may reconsider the bulk purchase option.

I think things we have going for us is a $100 per sq. foot rehab price with our favored contractor - who tries to net a 12-15% markup, there are plans approved from 2009 on file and that if done at a decent level finish-out would fetch $325,000 in two weeks on the market I am told.
