I'm doing some market research because I HATE these online coaches that sell you a $4000 course to teach you something that worked 10 years ago, and then they try to sell you on a subscription saying you won't succeed without it... what if you could get a no-gimmick, no more sales, just a 1-day information crash course that would be fun and funny and be hosted in a really great environment (not a hotel conference room) with food provided.. what is that worth to everyone?

I have made my way up the food chain at a few regional banks, but think going even a tier smaller will help. 

Pro tips:-Make sure your lease indicates the tenant will not be compensated for food spoilage in the event a refrigerator breaks. 

I'd consider things like "tupperware containers set (microwaveable/dish wash safe/etc) to help with folks who meal prep and bring food to their long shifts.

On the Lease agreement i put down tenants responsibility to for unclogging toilet and will taking that bill out of his Security deposit. 1 week later same issue, the family clogged the toilet again, but this time caused an overflow of water which caused a food and leaked downstairs to the kitchen.

Giving me some food for thought for future tenants and leases (...or month to month!).

I will say that its better overall with all the new folks with better food, entertainment, etc.

I can't imagine dropping my PM (assuming they were good) over a fast food lunch a month. 

Cool night life, quiet neighborhood, proximity to outdoor attractions, food quality(big one for me), local sports team, etc...

She left my whole place junked, ruined and filled with tons of crap furniture and rotting food and garbage.
