It's hard enough when everyone has the insurance that they are supposed too, because insurance companies will fight amongst one another so they don't have to pay; so imagine what happens when YOU are the only one who has insurance or worse - you don't.

If the tenant fights the eviction hard or you believe they might try to break back into the house I would recommend being onsite when the eviction takes place, and with the police as a witness, giving a formal trespass notice.

I would replace windows as units turn over and increase the rents for new tenants to help cover the costs.You have many years of experience, more properties and tenants than I, but I still will fight you on this.
