If a subcontractor is not performing well, we recommend terminating their services immediately and paying them for the work done to avoid any negative impact on your reputation. hope this helps feel free to ask me anything.

Have you run all your numbers, with gross rents for 8 months a year, minus all expenses, minus a big property management fee of 30% (and they should never charge for owner blocked time unless you are asking for cleaning, services,etc.)

Other things he did.1) did not put a spacer between cabinets, so if I fix that the granite countertop slab gets tossed because the measurments changed and it will be shorter than the cabinets.2) He tried removing a rusted shut 70 year old clean-out drain cap, and caused it to pop off (under pressure) and flood under the cabinets.

They shouldn't have a problem insuring a clean marketable title.
