General questions like that, more towards time and how you made the most of your trips out there while building your team.

It saves us a lot of money on what we call "stupid trips" that have been greatly reduced since we started our own yearly inspections.

These standards are listed publicly on the housing authority websites, but include: central heat, no chipped paint, no trip hazards, screens on all windows, every light functioning, etc. 

The only time I got talked into 50% down (leaving for a business trip out of country and under pressure to hire) was when I got screwed royally.Bottom line: contract it out and dont go with the cheapest guy either.
