Yes, but banks that extend mortgages have issues with it.I had a $120K HELOC, and only needed $20K of it to put a 10% down payment on a bank foreclosure I was purchasing.

Extend out your Vision \  / Left and right lateral limits  and realize anything outside of them will not be on camera, and the further out you go the more degraded it will be.

Whether you claim the depreciation expense or not federal tax law REQUIRES you to adjust the tax basis of your property for all depreciation "allowed or allowable".As I explain it to my clients: The IRS is extending you a bowl of money and saying "you can take some if you want, however, whether or not you take any, we are going to tax you as if you have taken it."
