By contrast I can get in touch with a Realtor in my farm area in Pennsylvania and ask for a list of MLS properties $25k or less that rent for at least $500 and she'd ask me to be more specific.There it isn't that hard to find listed properties that still can hit 3%.Fyi these are mostly B/C level areas and there really aren't any war zones even if you wanted to go to the worst part of town to milk a tiny bit more cashflow out of a place.

We Buy Houses Signs I call every single one of these signs that I see, I actually keep a note book full of numbers and info that I find out about these companies when I call.I usually ask them whether they are still buying, what they are looking for, what percentage up FMV they are typically paying, and what areas of town they want to buy in.While I have them on the phone I also ask them if they wholesale out any of their homes, if they do then I ask them to call me when they have something good.

The area has appreciated for housing values due to some new developments coming in and the area becoming an "art-sy" area of town, and so the house is now worth about $120K+ (I've owned the house for about a decade).

It appears as though once you get to the 100k mark and below you are looking at property in bad areas of town, need a lot of fixing, built in the 50's, etc...as long as its not in a bad area of town I don't mind fixing up a place.
