BUT, they've put in multiple price quotes, so when their 20 days expires and ADOR goes to the next person in line, they are ALSO the NEXT person in line.

Hi BPers, While searching the MLS for expired listings, I've come across a potentially good deal but it looks to be bank owned (foreclosed), which I use to avoid like the plague; However, I'm hearing more and more that these are sometimes good deals and even can be done in a double close.

Plus, if you possession the property for 3 years after you obtain your tax deed, then the statute of limitations expires and nobody is allowed to sue you and claim the tax sale is void.

You have to be in there "pitching" to the tired landlord, the owner facing forelcosure, the stale or expired listing that had an agent that could not recognize the probloms that are keeping the house from selling.And by the way, you make sales by listening, not by talking.
