Unless I’m missing something here, overall I personally don’t think many people would agree to something like this unless you were trying to help them stay in their home... but most of these people can’t afford to which is why they aren’t paying in the first place.

And I certainly agree with Eric that an attorney is imperative.What's really I guess at the foundation of my questions is this:If a person who is in a bind - and I see this often - where they aren't behind enough to warrant a short sale, but they don't want to show up to closing table with let's say $10,000.

Sellers—agreed to make NO repairs after inspection, but agreed to pay $1,000 at closing to buyers for repairs to be made (on a $119,000 house that had just been fully renovated).

I agree with you on the positive energy - this is a really cool community.

But for house hacking, agree the goal is to save money.

I agree with you that Ontario has the most Tenant slanted regulations. 

At the end of the day it's about relationships...and you and the lender need to agree on what kind of relationship you're going to have.

Agreed bad deals are easy to come by and the next good one is just around the corner.
