A long story short I have about 8k [skin in game] and I’m looking to purchase in the Scottsdale AZ market, with private funds, combined with owner finance if possible.The reason I’m pursuing this route is to execute my 1031 exchange flawlessly, and I believe private money, and owner finance will make this a swift transaction.

Can I sell my rehab house and use the profits tax free in a 1031 exchange and either pay down the note on my land tax free and or put it towards the larger house I want to buy?

It has nothing to do with the tenant not suing unless he signed away his right to sue in exchange for the rent break.

There are times when selling (or exchanging via 1031) make sense.

I'm more than happy to add value however I can in exchange for someone sharing their knowledge; whether that be rolling up my sleeves and doing work on properties or bringing deals!

So sell on a cfd, ink the contract, and exchange money prior to that August date and you may be good.   

not sure US would have a tax on that CPA would know.. just use forex exchange and wire the dough
