The other unit is vacant only because the previous 10 year tenant just passed away. 

just an aside its going to be interesting here in CA OR WA were new state laws are being passed that dictates ANY SFR zone can now have a duplex.

We at not completing the renovation and have new residents who met the criteria, passed the back ground/ credit check and everyone is  happier!

I am hunting around for one and will pass it along once I find it! 

I hate to jump on the bandwagon here but there is something about this that just doesn't pass the sniff test. 

Is there an allotted time that must pass after a cash purchase of property to finance out into a traditional loan?  

Also of importance is that the seller passed on the security deposits of current tenants to me at closing.I know that in Florida once a contract is executed any damages that occur to the property before closing are the responsibility of the buyer and this is why we buy insurance during this period.

Just passed the State and National exam and looking for a broker here in Las Vegas.

I say potentially as it is a long story with a bit of drama, but basically it was my grandfather’s home which we thought for years had been passed to someone else.
