For those of you considering selling a home, allow me to indulge you with the latest and greatest trend. Converting a perfectly functional and useful garage into a non-conforming bedroom cave! That's right, nothing says complete waste of money more than a concrete floor bedroom and standalone makeshift closet. Better yet, if your garage door has windows, simply frame around that and save serious cash on window installation. Nothing says curb appeal more than what used to be the garage door window, now awkwardly framed by cheap siding!

I know what you're thinking, if I convert my garage into a bug lair, where am I supposed to park my car? Question becomes, why are you driving a car and not biking to work you gas guzzler?? You can simply ride your bike right into the house, prop it next to the dining room table, and use the bike's cup holder to hold your beer. BOOM! No need to buy coasters. Win-win.

Your post is obviously tongue-in-cheek, but I appreciate the humor. Poorly done garage conversions are an eyesore for sure. However, in this day and age of the house hack, especially in areas where living spaces are hard to come by, why store your car in the garage when you could rent that puppy out and generate some cash flow? All kidding aside, we look for properties that have ADU potential. We find we break even or cash flow slightly on the main house and the real cash flow comes from the ADU. A 2-car garage can make a decent 2/1 and in our area, that means an extra $900/month. That said, we usually look for a detached garage, shop, shed or other structure that can be converted to an ADU. We haven't yet done one that is attached to a SFR. But I would definitely consider it, make sure it could be permitted, and then do it right. Unless and until the economy improves and the housing shortage turns around, you're going to see people getting creative with their available spaces.
