There are many risks in Detroit, the last thing an investor should worry about in Detroit is whether or not their rent is paid.

If I was an investor, I wouldn't partner with a wholesaler just for bringing me a house here and there because I'm taking all of the risk.

I created a quizlet account and copied all of my practice exam questions, course questions, etc into it and just hammered the flash cards/ practice tests every free minute i had.  

Reason for doing so is that because they base the risk off of worst case scenario under the idea that they would have to take over the property if you were to foreclose, how much of a difference is your lease between the market rent?

If the tenant doesn't like that situation, they are free to obtain their own appliances.
